100 apartments with added value: Successful development of a mixed-use residential project.
Background.
A private investor planned to build a modern residential complex with around 100 rental apartments in a growing Swiss community. The aim was to enhance the residential complex with additional amenities such as a restaurant and versatile commercial space.
The challenge was to balance the quality of life of future residents—in particular, peace and quiet, safety, and a pleasant environment—with the economic interests of commercial use.
To achieve this balance, an experienced project partner was commissioned to develop a well-thought-out utilization concept and attract suitable subtenants.
Challenge.
The project posed particular challenges in several areas:
Diverse usage ideas.
In addition to the apartments, commercial space for a restaurant, clinic, daycare center, or bicycle shop was also planned.
Harmony between residential and commercial use.
A functioning tenant mix should be economically viable and attractive to all user groups.
Protecting the interests of residential tenants.
Peace, security, and comfort were not to be compromised by commercial operations.
Long-term security of use.
The commercial space should remain sustainably rentable and flexible in its use.
Approach.
The project was implemented using a structured and practical approach:
1.Development of a coherent utilization concept.
- Identification of sensible commercial additions that enhance the location.
- Design of a harmonious integration into the residential environment.
2. Selection of suitable subtenants.al.
- Targeted approach to potential tenants from the catering, health, and retail sectors.
- Review of concepts for feasibility, synergies, and long-term prospects.
3. Moderation and reconciliation of interests.
- Coordination between investors, future subtenants, and apartment tenants.
- Integration of quiet hours, security concepts, and infrastructure requirements.
4. Implementation and leasing.
- Support during contract negotiations and interior design.
- Coordination until all spaces are fully operation
Outcome.
The project achieved all of its key objectives:
Successful realization of a versatile mix of uses.
Complete and long-term leasing of all spaces.
Satisfaction of all user groups – residents and commercial tenants alike.
Lasting appeal and increase in value of the property.
